Discovery & Initial Review
We begin by understanding what you are trying to build, where the project is located, and what constraints may impact the direction. This is where we identify the real scope, uncover early challenges, and determine whether the project needs feasibility review, design work, code guidance, or multi-discipline coordination.
The goal of this first step is to create clarity early so time and money are not wasted heading in the wrong direction.
Scope Definition & Strategic Planning
Once the direction is clear, we define the project scope in practical terms. That means determining what drawings, coordination, and consultant involvement may be required, what the permitting path is likely to look like, and what sequence makes the most sense moving forward.
This step creates structure around the project so expectations are aligned and the next phase can move with more confidence and less guesswork.
Design Development & Coordination
With the scope established, we move into the actual design and coordination phase. This is where ideas become organized drawings, decisions get refined, and the project begins to take real shape. If structural, MEP, civil, or other consultant coordination is required, it is integrated here so the package stays aligned.
The purpose of this step is to create a more complete, buildable, and review-ready foundation before anything is submitted.
Permit Preparation & Submission Readiness
Before plans move into permitting, we help make sure the package is positioned as strongly as possible based on the agreed scope. This includes organizing documents, aligning the technical pieces, and reducing the kinds of gaps that often trigger unnecessary review comments or resubmittals.
At this stage, the focus is on readiness, consistency, and making the path toward review cleaner and more efficient.
Review Support & Problem Solving
If questions, comments, or corrections come up during review, we help address them strategically rather than reactively. This can include clarifications, updates, code-based adjustments, and coordination with the appropriate parties so the project does not lose momentum unnecessarily.
This step matters because most delays happen after submission, not before — and how those issues are handled can make a major difference.
Approval Momentum & Construction Transition
Once the project is positioned for approval, the final objective is a smoother transition into construction. Because the process has been approached with coordination and constructability in mind from the beginning, the handoff tends to be cleaner, expectations are more realistic, and the risk of preventable confusion is reduced.
